The exemplary case represents what I would call an atypical scenario in terms of a green building project. The case is the Erie Ellington Homes Project, a low-income rental housing project located in Dorchester, Massachusetts that encompasses 50 affordable housing units. A green affordable development is, in general, more difficult to launch than say a single-family residence whose owners are willing and committed to the project. This case will entail a historical analysis as well as review of the current status of this housing project in attempts to decipher whether or not it is or has remained as “green” as projected. More specifically, interviews will take place with the members of original design and construction teams.
The discussion of this case will aim to review the following listed barriers: costs; incentives; the vagueness of the term(s); building codes; education and training (on the part of developers, contractors, architects, etc.); and the associated risks (for owners, renters, developers, banks, and etc.).
