The buildings and public spaces we propose aim to retroactively attribute character to an area which may never have had one, giving it a much needed, long overdue face to the most public of arteries passing by: the S-Bahn. At the same time, the limited footprints of the proposed new buildings allow for a maximal focus on public space, enabling, among others, a wholesale preservation of the site’s natural features.

The new UniCredit HQ is lifted off the ground, extending the accessible space right into the building. Through a connection to the future pedestrian S-Bahn crossing, the space becomes a ‘pivot’ between the Leuchtenbergring S-Bahn stop and the new central neighborhood garden – a central plaza that acts as an ‘urban living room’ to the surrounding neighborhood as well as the de-facto ‘Station Hall’. The building gives back a space to the city and its people without taking away any space for its own needs. Underneath the plaza are the main restaurant and gastronomy areas, the bank’s meeting center, as well as all logistic and back-of-house functions that require ground level access.

Above the plaza, is UniCredit’s Bürowelt, ensconced in a trapezoid-shaped volume hovering 22 meters above grade. Despite the obvious reference to the traditional Münchner roof, the geometry of the volume is shaped by environmental considerations. The inclination of the fa?ades allows for the improvement of air movement around the area. Three triangular cuts into the trapezoid volume allow natural light to permeate deep into the building, creating an optimal indoor climate for work and/or leisure spaces, while the inclination generates optimum benefit of high-performance PV cells embedded into the facade. The building is wrapped with a unitized state-of-the-art fa?ade system consisting of closed cavity units with PV embedded glass, which generates between 50 to 70% of building’s annual energy demand and significantly reduces internal solar heat gain.
